Our approach is different to that of a selling agent. The job we do falls broadly into three areas: search, advise and buy. At each stage, we use our experience and expertise to ensure the best outcome for you.

 

We Search

 

The first thing we do is listen to you and understand what is driving your brief.

Is it location, type of property or budget, or a combination of all three? How flexible do you want to be about any of these? Are you at the beginning of your search, or are you already frustrated by not having found what you are looking for?

 

In every case, we take a total view of the market, rather than simply considering what is publicly available right now. Our exceptional network of contacts provides us with advance warning of properties coming to the market and access to those that are for sale privately.

 

We Advise

 

With our market knowledge, we are able to advise you on appropriate values and purchase strategies.

We will advise you where to buy especially if your are not familiar with the area. Sometimes our research reveals problems that either can’t be fixed or require too many compromises to represent value for you.

When appropriate properties are identified will publish them in your private customer log in area for your perusal. The properties presented will include a match against your brief, pictures/videos, a detailed description of the property and our recommendations.

For every property you express an interest in buying, we will arrange suitable viewing times, we will compile information that pulls together all the relevant information on the property. It also includes details of comparable transactions, so we can give our opinion of true value.

 

We Buy

 

Then comes the moment of truth – buying the property. We are acutely aware that this can be the most worrying time of all for you, especially if you are not on the spot. There are almost always obstacles to be overcome, but ideally we seek to solve any problems before you are even aware of them. In our keenness to close the deal on your behalf, we will not dismiss issues – however small – that may have implications for the eventual price paid and the property itself.

On the other hand, we do not want to risk losing the property. We always keep in mind that our role is to secure the right property at the right price for you, in the simplest and most efficient way possible.
